uhm, in pounds, hmm I think that's around 3.96lbs That from 62K down to 60.2

Got approved for an FHA Loan at 3.5% down and 3.75% interest. Well I can afford the actual mortgage and stuff, but I dont know if I can afford all the fees just to GET the mortgage on top of the down payment. Yikes!

I bet you have craft you have done that you could sell at a getting ready to move fund...3.75% is lower than what my parents paid for their first house....WOW thats low...I may look around at houses. Havent done than. Been looking for land to build on and all land has been bought up!

Hey, that's not a bad Idea. A getting Ready to Move Sale! Haha.

If I get the Duplexes, it will not be my Ideal Home. But it will suffice for my current situation. My ideal home will have big open windows in the kitchen especially over the sink, a big wide open front and or back yard with trees around the edges, ...the house set back from the street, A fence, a few rooms and a couple of Bathrooms, one with a deep DEEP tub. the kitchen with a lot of counter space. and cabinet space and maybe an island i the middle, very open.

the Duplex will be sorta dark, the kitchen will have no windows, but a patio door in the eating area, and a living room window. Don't know if they have grass or not, will see when I go look at some. Don't know if they have much of a back yard at all, depends on the lot. None will have fences. But They are as good as any rentals I'd rent in town, in fact they are in the same neighborhood that BF rented when he first moved into town, so I know exactly where they are and what their floor plan looks like.

I have a house for sale. Shame it is not near you. Its a 3 bedroom in the country. 2 acres. Asking thousands less than value......

Thats the thing. Have you looked around recently at single family homes. Some ppl are giving away homes. It is a buyers market for sure!

Good Morning. It's 3am and I just arrived at BF's house.

I'm here because someone was knocking at my back window at my Apt and BF thought it'd be better if I went to his house for the night.

Someone had knocked at the front door, but since the doors are hollow it could have been someone knocking at a neighbors. Then after I'd laid down to sleep I notice knocking "sounds" that were inconsistent but persistant. At one point i realized someone was probably knocking at a window. I assumed someone locked out and trying to gently wake a spouse or something. But it kept going. I got annoyed rolled over to listen but it stopped. About this time I turned on my fan then after a moment it started again and i realized it sounded like it was at my window. I thought because my window was open I was hearing it louder and it was really next door or maybe the apartment above me they were trying to attract.

My computer screen had a fractal animation going and I reached over to reset it. Then the knocking came again, more regularly. I thought, "surely someone just noticed a change in the lighting and is actually knocking at MY window."

Here's the creepy part. I sleep on the floor, on a futon. My phone is right beside the bed less than half a foot away. I reached for the phone to text BF, and as I did, the knocking increased. As i was about to send it someone, a male, said "Hey." Then again "Hey". They could not have known I was awake and texting unless they were right at my window and looking in.

I sent the text, and immediately BF called me, and at that moment Strange Male said "Hey" again. , BF was on the line as I asked Stranger Male why he was at my window. "I need to talk to you," He said. I didn't recognize the voice. I told him he didn't and he needed to leave.He didn't sound drunk but I heard no more talking or knocking. BF was on the line asking if I needed help, I said no, but wanted me to go to his house. Since I didn't know if Stranger Male was still there, BF came to my place to escort me to my car. I wasn't worried for myself, but I locked both windows, hoping Stranger Male wasn't a vandal and did left for BF's home.

I'm here, drinking Kefir and Barley Tea and feeding the cat stew beef (cause he won't eat the chicken, the little snobby snot!) and thought I'd tell everyone about my not so exciting adventure with a night stalker.

My BF is so sweet.

Last night some dude was knocking at my back window, at 3am. I ignored it cause I thought it was my neighbor, being locked out, until I reached for my phone to text my BF and the guy started trying to talk to me. He was looking IN my window. After I scared him off BF insisted on coming to check on me and had me go stay at his place for the night!

I'm lucky I have such a caring loving person who loves me.

I'm grinning now thinking how others are more "scared" about this than I am. I probably won't find out who it was unless he comes forward and confesses. Honestly I don't care, so long and he doesn't do it again. I get much worse some days. Domestic stuff, that I DO call the cops on. People don't need to get hurt, y'know.

I would have called if he gave me any backtalk or hung around. I used the Mother-Voice on him, and it seemed to work. Last time I used it was on a telemarketer. It is hilarious how they behave differently once you use an authoritative voice!

Some bad news, most of the duplexes have already been snatched up by investors, but there may be a few still available for higher price.

Some more bad news, All of my English class students are playing hookey and we are getting cuts in our budget and my class isn't reaching performance levels so there is danger of being cut unless they come back to class to be post-Tested.

Some Good news, if my class is NOT cut for next semester, the office that forced me to move my class has offered to let me resume my previous schedule back at the original location. Now my students who quit coming have no excuse anymore.

I need to get the student contacts and call everyone to tell them to get back to class, they already had a long break. Go to the pool on the weekends. LOL.

Gracie, I noticed you seemed busy, That happens. I take breaks from posting too, you have to live when you can and THEN write about it later.

Mary, thanks for the concern.

Time to call some students and real estate agents!

Yep you do need to hurry and find something. The rate you were approved for will only be good for 30 days, I think. I hope I am wrong.....

Get them student back in ASAP! They need you as much as you need them!

Update: after guilting them on facebook, one student showed up thrusday but it was good because he said it was a hard lesson for him, but he did very well.

I just put in an offer on a duplex. I can't believe it. It's the only one left on the market, all the others in my range sold, and I'll probably pay more than I originally wanted to but it' will take a lot more for it to stop being financially bneficial. the hard part is covering all the up front fees!!!

my Mom just became a real estate agent and she came to keep the agent on track and make sure he put in all the contingencies that I don't even know what they are. She's just trained in it, so she knows it all up front, the agent wasn't sure about some things. I'm glad she was there. She's on her way back home now.

BF, another friend, and Sdad all came and looked at the duplex. It will be a good buy even if I pay more for it.. It already has a tenant on one side, so If I get it, I'll automatically be a landlord and their rent will be my income! Wow.

Speaking of rent, I messed up my online autopay i guess and it didn't sent my rent, so I' got a late rent notice and a late fine. I hate that, cause I have everything set up automatic, and it should have continued over into the new lease. Now this is akward cause I need to also talk to the landlord about getting out of my lease when it just renewed today!!!

But I've been up since 3am and it's7:42pm and I'm so tired! I need sleep, so good night.

My BF is right. Big emergencies and problems I deal with with fortitude and grace but little things annoy the heck out me out of all good proportion!

Case in point: A few months ago I bought a new blender cup set at Biglots cause it costs less than replacing the cups, and the first cup broke as soon as I used it. I called them to see if I could do an exchange, and they told me to come to the store. When I get to the store, I found out that they didn't have anything to exchange it with and they were no longer buying the product in the future. they could have told me that before I drove across town at $5/gallon gas.

This time, I went to buy just two things. I had an inexpensive item to return from previous purchase. When you spend $20 you get points toward discounts. The item I had to return was $2.40 out of a $100 purchase so it wouldn't cancel out my previous point. The two things I was buying today was over $20 so I would qualify for a new point. Well the cashier thought she was saving me time and doing me a favor by instead of just giving me a return on the item, deducting the cost of the returned item from my current purchase. the total came to over $20 so I thought I got my point, but in actuality the return reduced my actual cost to 40cents below the minimum and the tax made it look like $20 but doesn't count toward getting points. And she didn't even mention it that I was below the min. So for lack of 40 cents, a pack of gum, I lost a discount point. THANKS A LOT FOR THE HELP!

Speaking of dryers, BF just got a "new" used dryer from the Habitat Restore, and donated the old dryer to them, because it was making scary noises. But only realized later that the new dryer has a 4 prong plug and the wall plug is 3 prong.

So now we've got to either cut off the 4p plug and adapt it to the old 3p outlet, or get an electrician to rewire the outlet for the newer 4p plug.

we are learning so many new things about keeping up a house. I spent yesterday spreading Bug-B-gone in the yard, and you have to water the yard afterward and wait for it to dry before it's safe for people and pets. So the cats have to stay inside till the grass dries.....So of course it starts to rain and rain all the next day so that the cats are going stir crazy cause they can't go out till the grass dries cause of the insecticide I just put out. LOL It's supposed to rain all week!

Gonna substitute teach for a friend tomorrow. I hope I can find my preposition posters!

The white wire is common which is ground. And the naked wire is ground also. And the other two wires are hot wires. My hubby just told me the answer. He knows wires..

Let me know if you need him when yall wire it....

Oh No, I wasn't blushing with embarrassment, I was blushing from all the fun and great times I've had here! When I joined here, I wasn't really overweight, just looking for information in order to NOT gain weight and to learn more and share what I'd learned in school. I think in the early years, I maintained my weight despite life and genetics because of what I learned and because of what I tried because I was a member here, and because of all the debates and experiments, and the rants and the struggles that people share.

I actually hadn't realized how long I'd been here, Now I know why people seem to "know" who I am before I've even met them. I'm afraid I've gotten a reputation. I'm both worried and pleased about that!

Get some grass seeds to prepare for further rains in case you have to use Bug-b-gone again! My cat lives 23 years inside. I grew her the grass she craved.........She had sunny windows and went out a few times each spring and fall........plus a screened in porch...

It's funny cause Now I see that interpretation, I'm laughing and now I'm blushing for THAT reason as well!

I don't really feel terribly embarrased about not being my target weight, but I do, but not as far as my posting, cause I deny the idea that only beautiful, thin, models are allowed to give information about or discuss the merits of different weight control methods. There have been many attempts here at LCF by some unscrupulous folks to try to minimize a posters validity by saying that they don't have a right to speak since they haven't lost "enough" weight, or haven't reached the "right" weight. I reject that. I refuse to let someone try to use my body weight as fodder to discount something I say that is backed by science and studies. The truth is the truth no matter how much you weight or what dress size you wear.

So I might be embarrased to talk about my lack of structure or what plan I'm (currently not) on but I'll never be embarrassed about my ability to share information and try to help people even if a plan didn't or doesn't help me personally.

I'm gonna try to limit my shopping in anticipation of moving. Even if I don't it will be good to limit my shopping. I have a lot of pantry foods that I could use and save up money by using them up. canned tomatoes, beans, sauces etc.

Time to get creative!

Yesterday I put in an offer for a fixerupper duplex. One side had people with pets and it smells like animal and urine,and the carpet looks awful. broken out window, no fridge or range, holes in the walls. The second half of the units is great and ready to live in.

Today or tomorrow, I'm going to look at another duplex that is more expensive but closer into town. The asking price is out of my range, but if it's nice I might put in an offer on that also, a low offer, but my highest and best. Because it might be less work to fix up and closer to bus lines and shopping and stuff, so it would save me gas, save me time, and be easier to rent out to a non-driver. If they reject a low offer, I still have an offer in on the cheaper fixer-upper, and I'm sure that will be accepted.

BF told me yesterday that he didn't know how to say it without sounding mean but he wanted to tell me that I've been gaining weight but that because of all the hard work I did yesterday that he wasn't going to say that I didn't deserved the ice cream cone I wanted. I ended up ordering lunch instead. but this might sound crazy, but I'm glad he said something. I've not been watching what I eat lately, crazy schedule and tasks and getting up super early and running errands and looking at houses etc. Dragon con is in September, I haven't even made my costume dress yet and I wanted to be slimmer and in shape for all the walking and stairs and standing and dancing! I had been thinking to do a round of hCG and follow it with JUDDD, but I didnt want to start in the middle of chaos, but I think if I buy one of these duplexes I might just start regardless, cause things won't get less chaotic while trying to move house and re-assign my current lease and make the new place livable.

I've been hovering around the same upper weight for months. I really haven't gained weight, maybe I 've gained fat, but It looks bad cause my summer clothes are more form fitting and revealing so it looks worse than winter and I think that is what BF is noticing. But I'm glad he's not being mean and saying "you're fat" he just wanted to remind me that I haven't been as careful with my food choices lately and he understands why but doesn't want me to be caught off guard.

Or maybe that's just my interpretation of it. How many of you would be happy that your BF pointed out that you need to lose weight?

I'm sorry I haven't visited your journal earlier but when I got a notice I had to come in to find that you are bidding on a duplex!!!!

I'm so putting the good vibes out that you get what you want and get it at a price that suits you!!!

As to your question about your bf giving you a head's up; my husband serves as a barometer for my weight loss/gain, and I certainly don't mind it at all if he makes a comment that me arse may be getting a bit bigger. He is always kind, and of course that makes all the difference in the world. I definitely consider it to be constructive criticism.

If on the other hand, someone were to tell me that 'yo Gracie, you've put on some stuff there a bit', then, I'd not appreciate it too much. Where there is love, there is kindness......guess that's the bottom line.

I've been here since 2001 and like you, I never had a lot of weight to lose but came to LCF when I did have about 30 lbs. to shed.
I stayed throughout the years because of all the information that so many LCFers offered....you are one of those bright spots.....

Throughout those years, I've played with 10 lbs more or less, and, like you, I wasn't overly concerned, I wanted to make sure I didn't get heavier. HHCG came into play!
There's a lot more to my story, but this is your journal!!!

I am so delighted about your house hunting venture, that I'm going to make a special request to our St. Anthony to find you the perfect abode!!

I love my BF even when I'm spitfire mad at him.
Thanks for reminding me of so much. I came here the same way, and I've stayed and I think it has helped me keep things in perspective and realize how bad things might have gotten if I didn't put the breaks on or try some new plan or whatever. I've learned a lot while being told that I'm welcome here for my knowledge. that's special to me.

My life will be in a big transition soon if things work out. I'll be so much busier and making big decisions and dealing with everyone's opinion on how I should do every thing. On top of that a big convention coming up that I need to attend and be ready for.

I can't wait for a moment of calm to start anew with a reduction plan cause that moment will never come.

Due Diligence started today....tee hee...

Some Good News from an Old Bill. Some years ago I had ammonia exposure which gave me laryngitis for months. I had to see a otolaryngologist and the bill was to be taken up by worker's compensation. Well, after a few years of getting the bill and phone calls back and forth to the DOAS and the Physicians Office, i finally got to leave a message with the Billing dept. A helpful lady called me today to tell me that I will no longer receive these bills, that the staff at the time never actually submitted the work to the DOAS claims, and that it had happened a lot with the staff so that the Dr has lost a lot of money. But I won't be asked to pay cause it was WC.

I'm glad this will be settled and that it won't go to something like collections since it was a WC claim. I feel sorry for the doctor that his staff has cost him so much money from negligence. She said all the staff have been replaced because of issues like this. I doubt they will be able to get DOAS to pay them after all this time because the claim is only open and payable for a year. But at least I will no longer have to worry about it.

Neutral new: I'm still in Due Diligence for this duplex. They listed the place as having a heat pump but upon inspection it turns out it is not heat pump but gas furnace as well as gas water heater, but the gas was not on so they could not be checked! So I have to pay another 50 for the inspector to come out, after they get the gas turned on and I'm trying to get the seller to pay the $50 for the re-inspection since it was their responsibility to make sure all the utilities were active for inspections. Besides this we have to bother the tenants yet again so the inspector can get in to inspect their gas powered equipment as well. They mystery is why the gas was not already on since there is a tenant. ( maybe they coudn't afford the initiation fee) but that is still the seller's responsibility to make sure. If she doesn't agree to pay the Re-inspection fee and extend the Due diligence I'm not sure. The inspection will happen ON Wednesday and the Due Dil ends Wed night, I won't have official results of inspection till the next day, so I'd have to break the contract and re-offer? this is so confusing and frustrating. I hope they go ahead and initial the amendments so there will be no more delays.

Hi Metqa~ I was thinking about you and then you posted.

I bet you will be very happy when you are finally settled into your new home. I took real estate 30 plus years ago. Passed the test for plain Jane agent. Flunked the brokers test. So I do feel for you because it is a lot of mental work. You will do fine. You are a strong very smart woman. I bet there is nothing you can not do or get that you set your mind to.

How is your BF? Is he helping you? Say hi to him from me.

And how are your kitties?
Have they had to go back out in the rain?

The person at your window never bothered you again, did he? I figured you have not had anymore trouble with that or you would have told us. I am very glad that is not a problem for you and I hope it never happens to you again!



I found something out. I know now why my blood sugar goes up when I use Stevia. The Stevia I was consumbing has sugar in it. Stevia in the Raw has sugar and I did not know it. I saw that first ingred. several times. It never came to me to inquire about what that first ingred is.

I stopped it ASAP.
Doing a clean, very clean 72 Induction, again.
Harder this time around.
Day 3 today.
Stopping the HWC was hardest thing to do. SF products got me again.
